Most people planning a project assume their only path to a successful outcome is to hire an architect with consultants and a general contractor with subcontractors and hope for the best. But the traditional model, often with misaligned goals, can leave project owners exposed to designs that don’t meet their needs, cost overruns, quality deficiencies, change orders, and extended project completion dates.

Why a Project Management Company Is Different

Many people assume a project management company, a general contractor, and a construction manager all do the same thing. They don’t. The biggest differences are role, responsibility, and how they get paid.

  1. Different Role: Owner’s Advocate vs. Builder

A project management company works for the owner, not for itself.

General contractors and construction managers are hired for the construction phase of the project. However, there are several other steps in a project that precede the construction.

A project management company is hired to manage the entire process—including planning and budgeting, design, procurement, scheduling, coordination, and oversight.

Think of it like this:

The contractor builds the house.

The project manager helps the owner establish their needs (planning phase),  makes sure that the design of the  right house  will meet the owner’s needs (design phase),  and  during the construction phase, ensure that the house is built, for the right price, on the right timeline, and the right level of quality that together will meet the Owner’s expectations, also with fewer surprises.

2.           No Markups on Construction Costs

One of the most important differences is how the  money is handled.

Owners pay all the money to their contractor, who in turn hires subcontractors to do the actual work. They typically earn profit by marking up labor, materials, and subcontractor costs.

Construction managers earn their profit by charging a percentage of the construction cost.

A project management company does not mark up construction costs nor charge a percentage of a project’s cost. at all.

Instead:

The client pays actual construction costs directly to each trade contractor and material supplier, with no markups.

The project management company  The only compensation received by a project manager is a transparent, pre-agreed fixed fee.

This means:

No incentive to increase costs

No hidden percentages

No conflict between quality and profit

The project manager’s job is to control costs, not profit from them.

Because project managers don’t profit from change orders, material upgrades, or delays, their incentives are aligned with the client’s goals:
